CONJUNTO URBANO PRESIDENTE JUÁREZ/CDMX
Redensification project for residents affected by the great earthquake of 2017 in areas of Mexico City representing a "ZERO" land value with the intention of proposing a profitable project.
Through a site analysis, it was determined to project a series of buildings in the open spaces of the President Juárez Complex, located in the Roma Sur neighborhood of the Cuauhtémoc borough. The area was chosen based on the current conditions of the property and its history, as it used to house some of Mario Pani's buildings for the 1952 multifamily project.
Using the premises outlined by the building regulations and the norms of Mexico City, a complex of 4 prototype buildings with 10 levels in height was projected on both sides of Toluca Street. The buildings consist of a ground floor + 9 residential levels to accommodate 90 units per building and a total of 360 units. With this number of proposed units, it would meet the housing needs of over 50% of the earthquake-affected residents.
The units range in size from 75m² to 90m², while the commercial spaces range from 35m² to 75m².
The ground floor's layout proposed between Ramon López Garden and Toluca Street will enhance the security of the area and facilitate passage from Cuauhtémoc Avenue to the southern part of the neighborhood with a pleasant and lively walk, both during the day and at night. Proyecto de redensificación para residentes afectados por el gran sismo del 2017 en áreas de la Ciudad de México que representen un valor de terreno “CERO” con la intención de proponer un proyecto rentable.
A través de un análisis de sitio se determinó proyectar una serie de inmuebles en las explanadas del Conjunto Presidente Juárez, ubicado en la colonia Roma Sur de la alcaldía Cuauhtémoc. La zona se eligió a partir de las condiciones actuales del predio y también la historia, ya que ahí se ubicaban algunos edificios de Mario Pani para el proyecto de los multifamiliares de 1952.
Utilizando las premisas indicadas por el reglamento de construcción y la normativa de la CDMX, se proyectó un conjunto de 4 edificios prototipo de 10 niveles de altura sobre los dos costados de la calle Toluca. Los edificios cuentan con un nivel de Planta Baja + 9 niveles de vivienda para lograr abarcar 90 viviendas por edificio y 360 en total. Con esta cantidad de viviendas propuestas se lograría captar la necesidad de más del 50% de los afectados en el sismo.
Las viviendas van desde los 75m2 hasta los 90m2 mientras que los locales comerciales son de 35m2 hasta 75m2.
La comunicación que propone la Planta Baja entre el Jardín Ramon López y calle Toluca mejorará la seguridad de la zona y facilitara el paso desde Avenida Cuauhtémoc hasta la parte sur de la colonia con un paso ameno y lleno de vida tanto en el día como en la noche. Location
The project is situated in the southern part of the Cuauhtémoc municipality in Mexico City, specifically in the Roma Sur neighborhood. It is part of the planned Presidente Juarez Urban Park, which will also include the Ramon Lopez Velarde Garden.
Master plan
The complex comprises a total of four towers, with the apartments similarly oriented towards the northeast and southwest of the city. The address for all units will be on Toluca Street.
Structure
The structural design was resolved using coffered slabs, which are ideal for the short spans found in a 100% concrete structure. The joists, forming part of these slabs, accommodate a substantial slab height, ensuring ample space for MEP services and providing comfortable ceiling heights for residents.
